CITYGATE CENTRE BUILDING UPDATE – OCTOBER 2011


The work to the church block is moving slowly with some minimal delays on fire protection and blockwork.

Progressing with render & zinc panelling from first floor, rendering base coat on rear elevation above podium. Blockwork on internal face of external walls is complete apart from one panel & minor snagging, at ground floor; externally it is complete apart from balcony areas. Fire protection paint to steel beams started. Steel to service trench for church ducts removed.

Concrete infill around column bases 90% complete. Roof to roller shutter concreted. Service trench is complete and cast iron drain runs are installed. Window frames to church is delayed due to awaiting information for spec approval for ordering.

Lift installation is complete. Roof to the church is temporarily waterproofed awaiting scaffold strip to complete this. Student Fitout in floors above gradually progressing from the first floor up. Roof works are complete but still problems with rain penetration. Water main, gas and BT duct extension still to occur – delays due to orders from WJH.

Target for November is to complete all internal & external blockwork facings. Install windows and fire protection. Continue with zinc cladding and render panels, external mastic and window cleaning. Progressive dismantling of scaffold. S278 road works to progress and complete drain connection. Complete Block A roof works and cappings. Commence acoustic floor. Dismantle crane and complete church roof and subfloor.

The separate student blocks are gradually progressing with external envelope completion and then internal Fitout progression.

CITYGATE CENTRE BUILDING UPDATE – SEPTEMBER 2011


The work to the church block is moving slowly with some minimal delays on fire protection and blockwork.
Progressing with render & zinc panelling from first floor, rendering complete to the access road elevation. Blockwork on internal face of external walls is complete at ground floor, except a few isolated panels; externally it is currently to underside of the fourth floor. Permanent hand railing to stair A1 is complete and substation is live and awaiting meters.

Window frames to church awaiting information for spec approval for ordering. Roof to the church is temporarily waterproofed awaiting scaffold strip to complete this. Student Fitout in floors above gradually progressing from the first floor up. Roof works are awaiting completion on some small areas and final waterproofing awaiting dry weather on Block A.

Target for October is to complete all internal & external blockwork facings & service trench waterproofing & over slab. Install lift to Block A. Install windows and fire protection & studwork to student rooms at sixth level above church. Install roof slab above roller shutter door. Continue with zinc cladding and render panels. Start external mastic and window cleaning. Dismantle scaffold. S278 road works to restart mid October. Water main, gas and BT duct extension still to occur – delays due to orders from WJH.

CITYGATE CENTRE BUILDING UPDATE – AUGUST 2011


The work to the church block is progressing with some minimal delays on fire protection and blockwork.
External SIPS panels are complete and progressing with render & zinc panelling from first floor.

Blockwork on internal face of external walls is complete except a few isolated panels; externally it is currently to underside of the third floor. Fire protection is complete between first and fifth floors and beam encasement is ongoing through floors 4 to 5. Submains and plumbing area progressing through the 2-3rd floors. Substations are in and power is live. Permanent hand railing is up in the stairs. 1st to 3rd Floor pods are lined and levelled and stud partitions are in above Zone 2.

Roof works are awaiting completion on some small areas and final waterproofing awaiting dry weather on Block A.

The target for September is to complete all internal & external blockwork facings & all stair cores and service trenches. Install the lift to Block A. Install windows and fire protection & studwork to student rooms at sixth level above us. Commence joinery 1st fix and dry risers and zinc cladding and render panels. Our windows to go in subject to approval. S278 road works to restart mid September.

The separate student blocks were constructed slightly ahead of the church block and are gradually working up the floors and are now up to the top floor on all blocks and external rendering and watertight envelope being finished. Internal fitting out of these is progressing and the showroom Fitout is complete.

CITYGATE CENTRE BUILDING UPDATE – JULY 2011

The work to the church block is progressing with some minimal delays on fire protection and blockwork and the substation works.

External SIPS panels progressing at fourth and above. Stair core A1 is complete in terms of main structure. Blockwork on internal face of external walls is due to be complete by the end of July up to 1st floor level. Fire protection is complete between first and fifth floors and beam encasement is ongoing through floors 1 to 3. Submains and plumbing area progressing through the 1st floor. The structural service trench to the auditorium walls have been built and awaiting curing of concrete before steel beam is removed. Substation is in and mains cables being terminated on both substations. 1st Floor pods are lined and levelled and stud partitions above Zone 2.

Roof works have started on Block A.

Target for August is complete external blockwork facings up to 1st floor & all stair cores and service trench. Install SIPS panels at sixth level, and all windows and fire protection & studwork to student rooms above church. Progress external block panels from 1st to 6th floors. Commence joinery 1st fix and dry risers and zinc cladding and render panels.
